  • Proven operating success of Franchisee
  • 15-20 year absolute NNN lease
  • Rental escalations – typically 1.50 – 2.00% annual but will consider other options
  • Financial reporting: unit P&Ls and corporate Income Statement/Balance Sheet every quarter
  • Occasionally, this can be modified with the credit quality, size and operating history of the tenant.
  • 6 – 8% Rent / Sales ratio
  • Rent coverage >= 2.0x
  • For corporate stores, we look at typical leverage and cash flow metrics in addition to the above
